URGENT: Mission Beach Town Council meeting to recommend revoking licenses from hosts in good standing

The Mission Beach Town Council will meet TONIGHT, Wednesday, March 6, at 5 PM, to discuss adding further restrictions to San Diego’s Short-Term Rental ordinance and to consider further reducing the number of permits currently held by hosts.
Nearly a year since implementation, San Diego’s Short-Term Rental Ordinance has been implemented and, by all accounts, has been a success. As the Short-Term Rental Community, we made multiple compromises, and hundreds of short-term rentals didn't even receive licenses. Nevertheless, those opposed to short-term rentals now seek to restrict the number of licenses further and even take licenses away from hosts who are operating in good standing!
Recommended changes being considered include:
- Restrict Tier 3 & 4 licenses to a natural person with ownership interest in the property, eliminating the ability of those who cannot afford to own property to obtain a license.
- Restrict Tier 3 & 4 licenses to 25% of units in a building (or 2 units, whichever is greater).
- Anyone who has a license revoked because of these newly proposed and onerous clauses would be unable to obtain a license on that parcel for one year, thereby punishing people for following the law.
STR opponents also seek to reduce licenses in a number of neighborhoods by applying additional caps that would see hosts in good standing lose their licenses; the following recommendations are being considered:
- Implement the Planning Commission 2020 amendment to cap licenses per Community Planning Area.
- Cap Tier-3 STRs at 2% of the house per planning area (outside Mission Beach).
And they aren’t stopping with whole-home rentals. STR opponents seek to further restrict Tier 2 hosts as well:
- City to provide the platforms with a list of valid STR licenses and exempted properties (hotels) against which the platforms must validate listings.
- Enforce the ordinance and penalize the platforms for non-compliance.
- Require Tier-2s to report booking activities to the City.
